I just wish my bank would give me a mortgage for 80% of the cost of an average rental property to invest in REITs instead. Without such leverag,e slow and steady is the order of the day.</description>

I can enter or exit a position within a brief delay with very little transaction cost.  The 2nd biggest benefit is NO property administration headaches, NO tenants, NO employees, NO payables and NO receivables (other than the monthly distribution).
